“London Pub Redevelopment Plan Sparks Debate”

Share

A development proposal to replace an old London pub with two apartment buildings and a new restaurant is facing mixed feedback from city officials. Despite concerns raised by staff, the local councilor and a business group advocate for the project to move forward.

North Development Corp. aims to construct the new buildings on the current site of Crossings Pub located at 1269 Hyde Park Road, situated between Sarnia and Gainsborough roads. Company president Paul Weigel expressed enthusiasm for the project, highlighting the potential for property intensification on this relatively underdeveloped site.

The proposal is set for review by city councilors at the upcoming planning and environment committee meeting. City staff have advised against approving the project, citing issues related to the heritage significance of Crossings and the proposed building heights exceeding The London Plan limits. However, Ward 8 Coun. Steve Lehman believes these challenges can be overcome.

Lehman mentioned that although Crossings is a heritage-listed building from the late 1800s, it does not meet the criteria for heritage designation under the 2022 legislation, passed to bolster Ontario’s housing supply.

The development plan includes two 15-storey apartment buildings, surpassing the height restrictions in the area, but viewed favorably due to its proximity to transportation hubs and commercial facilities. The project also features a connecting walkway to the existing neighborhoods and provides 511 parking spaces.

Weigel explained that the residential units in the buildings would offer additional street-level commercial space with attached living quarters for the owners. The proposed density aligns with provincial policies, offering much-needed housing options, especially affordable ones for London residents.

Donna Szpakowski, the head of the Hyde Park Business Improvement Association, expressed enthusiasm for the project, noting the growing residential landscape along Hyde Park Road. The public will have the opportunity to provide feedback on the development proposal.
